3. Dittmar Holiday Inn Project Presentation
a. Holiday Inn hotel will be closing the first week of August.
b. Before can do anything, need to relocate utilities (sewer line, water line, gas line) from 20th Street to under Lee Highway. They hope to start this late spring. The process will likely take 4-6 months once it begins.
c. There will be an upcoming community meeting in early May at which Dittmar will present information on modes of transportation, sidewalk closures, and other logistics. Watch for an invitation for this.
d. Once the hotel is closed it will likely be 3-4 months of interior demolition. Exterior demolition is expected to begin either the end of the year or beginning of next year. They are still exploring the methods of demolition.
e. The hope is to deliver the apartments by mid-2024 and hotel by end of 2024 or early 2025.
4. Penzance Highlands Project Presentation
a. There will be 3 buildings with a total of 780 apartments and 104 condos. There will also be about 42,000 square feet of retail.
b. There are a total of 1,033 parking spots. The parking will include spots for Arlington Public Schools and the fire station. There is also retail parking and flex parking as well as 350 bike locking stations.
c. North Pierce will connect 18th Street and Wilson Blvd and will be the main point of access for the buildings and parking.
d. There will be a 26,000 square foot park. The dominant feature is a sports court—6 hoops, striped so that 10 different sports can be played. There are also 4 main quadrants in the park, which include seating with chessboards, a grill station, multipurpose gym equipment, and a ping-pong table.
e. There are 3 buildings:
i. Building 1: Aubrey, a 23-floor building with 331 units ranging from studios to 3-bedroom apartments. There will also be a large 24/7 CVS.
ii. Building 2: Pierce, a 26-story building with condos ranging from studios to 3-bedrooms. The condos just opened for pre-sale last week.
iii. Building 3: Evo, a 26-story building attached to the Pierce building with apartments ranging from studios to 3-bedrooms. Vita Fitness will occupy 26,000 square feet of the first two floors. Tenancy of Evo includes a membership to Vita Fitness. There is still one retail space open for lease. The fire station will also be in the Evo building.
f. Schedule: the project is currently under construction. It is anticipated that all parts will be completed during 2021.
5. Summer 2020 Activities
a. On June 4, 2020 NRCA is hosting its first social event. It will be held at The Yard (1121 19th St. N, next to the Amuse restaurant in the Le Meridien) from 6:00-8:00pm. The event will include a complementary drink, food, and the opportunity to meet your North Rosslyn neighbors and fellow NRCA members. Be sure to bring friends and others who may be interested in NRCA. This event is kindly being co-sponsored by Amuse and Rosslyn BID. Keep a lookout for further details to come!
